If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. I'm a current tenant of this agency and there services are disgraceful. In my building which Abbey Forth is the letting agency for, all 12 flats are having a major problems with getting all 12 flats registered with Eon energy, ours included. After soo many emails to Abbey Forth and ZERO reply's to any emails, this agency neglects there tenants and does not care! We have spoken to other neighbours within the building and they are having the same problems. Abbey Forth neglects there tenants and doesnt reply to any emails or resolve any maintenance problems which can be upto a year. Me and my partner are very upset and disappointed by there lack in professionalism and services. We can understand why there is so many bad reviews about Abbey Forth and currently looking for legal advice to take our problems further and get them resolved.... Read more

Terrible letting agency, I wouldn't recommend them and would advise to go with other reputable letting agencies within the Fife and Dunfermline areas. Would give 0 stars if I could. Care more about collecting rent than there tenants maintenance problems. Currently looking to move ASAP.... Read more

Appalling service, staff were rude and unprofessional in communications, particularly Fiona. Rental property was absolutely filthy when I moved in, I had to pay to have the carpets professionally cleaned, also smelled strongly of smoke which various staff members agreed with but they/the landlord refused to rectify. Billed for an unnecessary replacement due to minor cosmetic damage. They also made it clear on several occasions that they acted on behalf of the landlord's best interests and not that of the tenant. I would go out of my way not to rent one of their properties again.... Read more

He went over and above to make the whole sale process really smooth. He was easy to contact too and kept us updated. Horrendous. If you're lucky to let a flat from these clowns without any issues you'll be okay. If they want to come round they will tell you they have the right and will threaten you. (By law they can't come in unless of emergency no matter of notice). Haven't emailed us once we told them we had left. Not returned deposit or even told us about our deposit. Just a all around amateur company.... Read more

After viewing a flat, Nicola told us that we should only apply if we want to proceed with their property and should do so quickly as we are the only ones being interested, only to tell us 3 days later that the landlord has went with another applicant. Very dishonest!... Read more

So far as a tennant I’m very unimpressed. We moved into a filthy flat that hadn’t been hoovered, cleaned and had damp on the roof including mould on the fridge. We’ve been waiting since January for repairs to be carried out which ive had to contact them a number of times about and still haven’t been done. We were due a flat inspection on a date I couldn’t attend due to the having a full time job and Nicola was very abrupt and rude, unwilling to work with me and unprofessional, honestly use anyone but them!
