Do not recommend if you value your own time.
This estate agent falls short when it comes communication. Despite assurances of timely updates by the 'end of the day', we were repeatedly left without a callback. This lack of responsiveness felt disrespectful and wasted our time, leaving us hanging with uncertainty. Even after a month, we remain uninformed about whether the sellers even received our offer or provided any feedback. Our only indication of progress is through Zoopla, where we discovered that the house has been marked as 'sold subject to contract'.
Safe to say we will be telling everyone we know to avoid.

I had the unfortunate experience of dealing with Lawrence Rand recently, and I feel compelled to warn others about their unprofessional and deceitful practices. If you're in the market for a reliable estate agent, steer clear of this one at all costs.
First and foremost, honesty seems to be a foreign concept to these people. Throughout my interactions with them, I encountered nothing but lies and misrepresentations. They promised to keep me updated on the status of my offer on a property, but it quickly became apparent that this was just lip service. Despite repeated assurances that they would contact the owner and provide feedback, they conveniently "forgot" to follow through each time. It's evident that their word means nothing, and they have no qualms about stringing along potential buyers with false promises.
What truly baffles me is their complete disregard for basic courtesy and professionalism. Ignoring clients and failing to communicate effectively and not sending my offer to the owners are cardinal sins in the real estate industry, yet Lawrence Rand seems to revel in their incompetence. They have no respect for their clients time or investment.
Just save yourself the headache and avoid Lawrence Rand at all costs Don't make the same mistake I did by entrusting them with your business. Look elsewhere for an estate agent who values honesty, transparency, and respect for their clients.

Simply The best estate agents in Ruislip.
From deciding to put my home on the market, to completion day, the service from Lawrence Rand has been exceptional. The team are knowledgeable, professional, but most of all sympathetic to the ammount of emotion that is involved with the process of moving house. They have been beyond helpful, offering advice and reassurance and excellent communication every step of the way.
I can thoroughly recommend using this agent if you are buying or selling a property.

A random life situation happened to me and I had to give up the flat I had booked by paying £311. I cancelled a two weeks in advance. They don't look at customers as people just as a source of profit. They are only interested in how they can make money and when they are supposed to do something from themselves you suddenly lose contact with them. When the agency had business with me, they would call me all the time, unfortunately it doesn't work the other way round, especially when it comes to refunding money. According to law it’s up to the agency to decide whether money will be paid out and how much, but the government advises to be fair and look at the circumstances… I lost a job and was left without a place to live since I couldn’t prove one of the tickboxes for their flat application and £100 refund is not fair in this situation.
I asked for time to explain my situation - I did not get it. I asked for a larger share of the deposit and nobody replied to my messages. Jacek

My first contact was with Jamie Davies, after recommendations from an ex-colleague, almost five years ago, with regards to a property valuation, followed by contact with Mandeep for renting one of my BTL properties, that led to continuous interaction with almost every team member of Lawrence Rand, who have always shown diligence, friendliness, courtesy and professionalism in all property dealings with them todate.
This has led me to feel relaxed and confident, and without hesitation, to take them as my sole agents for all future property lettings and sale business.
I have, and would, highly recommend Lawrence Rand in whom I have built my trust as they, in my opinion, can help in taking off any stress and give unbiased advice with property matters.

Lawrence Rand sold both my maisonette and my father’s retirement flat. Both transactions were made more difficult by the buyer’s and their solicitors.
In both cases we got there in the end. Massive shout outs to Jamie Davies, Paul Ryan and Alec Worrall who had to have extreme patience putting up with me on their cases!
They were consistent and persistent. They didn’t give up and got the deals done
