25th Apr 2024 (15 days ago)I would not recommend using this estate agent. They have consistently not performed maintenance including taking over three weeks to get anyone to fix the heating in winter. They have also failed to provide an accurate checkout report or meter readings at the end of tenancy for over a month now. I would never rent with them again.

18th Mar 2024 (8 weeks ago)Recently, I had a negative experience with Estate Agency 349 Woodchurch Road, Prenton, Merseyside, CH42 8PE, regarding the sale of a house. I do not recommend them due to their extreme inexperience, unfriendly demeanor, slow response times, irrelevant questioning, excessive interference, and lack of understanding regarding legal requirements. I informed them that I could provide a completion letter and proof of address of where I live currently when necessary, but they seemed unaware of these basic requirements. Overall, I would advise against dealing with them as it was a waste of time.

Everyone including Molly, Berri and Jack were very helpful and professional, allowing us to view the property, sometimes at short notice on several occasions and answering our queries promptly. We received a very friendly and efficient service.

She was quick to respond when booking viewings, provided regular updates without us having to ask, and ultimately made the whole process as stress free as possible. Would definitely recommend Cowell Norford as a transparent and efficient estate agents.

Throughout the process of selling my property they have been proactive and clear at communicating updates and explaining the next steps. They were always available to chat and answer any questions. It was a very quick turnaround from valuation to sale as the team did a really efficient job of getting the property on the market and organising the viewings - and found a buyer within a week! Thanks for your help, Elliot

14th Mar 2024 (8 weeks ago)The worst state agent in warrington. They don't do anything to help. I have phoned them three times as I'm looking for a property to rent. They only offer 1 date for viewing and I have told them I work as a doctor and I can't leave the hospital. They are just indifferent and seem not interested . They don't wanna help you or try to find solutions. Worst experience and worst customer service ever

Would recommend!- 2nd Mar 2024 (10 weeks ago)Avoid this company like the plague, in particular the Crewe branch. I had a truly awful experience with these so called professionals who went out of their way, with the landlord, to take nearly £2.5k from me for a property I "tried" to rent. The issue began the day I registered the address for my water usage PRIOR to moving in. This alerted the water company that someone was going to be at the property. I received a call from the supplier which was very direct and to the point, stating that the property had a leak which was losing 500 litres a day, they had tried to contact the landlord but had no response and that as I was now the tenant it was my responsibility to pay for and sort. After alot of frantic phone calls with the waterboard it turns out Leaders (and the Landlord) were fully aware of this issue prior to me signing the tenancy agreement but did not disclose this information to me. I had the keys to the property but refused to move in until this issue was sorted by the landlord, via Leaders. This issue went on for over 3 months. Every few days I followed up I was told by Leaders we can't get hold of the Landlord but I still anticipated to move in imminently and kept the keys expecting to do so not knowing this would go on for months.... this would later be used against me by Leaders and cost me thousands. After over 3 months of constant excuses about not being able to get hold of the Landlord, Leaders, at first, agreed this issue was known about by both parties, prior to me signing any agreement and supported the fact that I'd be rented the property misleadingly the explanation being "we thought the issue had been fixed" There whole attitude then changed when apparently there had been a huge mistake and in fact there was no leak, and because I'd kept hold of the keys I had to pay all the rent up to that point. As you can imagine I was very angry to say the least all I wanted to do is rent a property!! I was then led down a garden path by Leaders saying they would do everything for me to sort out but in fact did nothing and lied to me. At this point I had had enough and said I didn't want to move into the property, it was at this point when I returned the keys, demands for rent were made. After alot of back and forth Leaders told me the landlord was happy for me to step away (that was good of them!!!) As long as I paid the remarketing cost for the property of £500 and I would get my first month's rent and deposit back. I stupidly agreed to this and guess what I never received anything back and Leaders have recently, 14 months on, started chasing me for unpaid rent!! I set foot in the property once and it costs me financially and even more so mentally. A truly disgusting company who anablled a landlords to hide away and do nothing and then take my money. Please avoid so you do not get an experience like mine! Que, copy and paste response.

Our experience was a really positive one especially working with Rob Greenwood who was a complete gentleman who could not do enough to assist and help get our sale over the finish line. We will be forever g5raqteful and would recommend Leaders.
18th Mar 2024 (8 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

They were compassionate and always kept me informed, they helped me at my lowest point in my life just after my mum passed away, I tried different letting agency’s to get a property but none of them would except me because I’m disabled, but belvoir didn’t, it’s made me feel wanted again. Now I have a beautiful 1 bed flat and looking forward to the future. Thank you Belvoir sales and lettings team.
