Avoid like the plague. Reliably incompetent, devious and money grabbing.
I used the Bangor Branch of Beresford Adams to fully manage my property for 9 months.
Here is a list of things that went wrong:
- I had to return the tenancy agreement 3 times before it was accurate.
- Payment to my account was an average of 2 weeks late every month (despite my tenant consistently paying on time)
- Funds were allocated to my property but not released without me chasing them
- The agreed inspections did not take place because the estate agent “didn’t want to disturb the tenants”
- When I insisted on an inspection, no report or photos were provided (I attribute this to the thousands of pounds worth of damage that were made to my property but not discovered until the end of the tenancy)
- Beresford Adams informing the council that the tenants had moved out when they hadn’t and not rectifying this for months, while I was getting final demand letters.
- The monthly statements were consistently incorrect
- I’ve been charged for two months worth of management fees when Beresford Adams was not managing the property, they have acknowledged this and 6 months later will still not refund me
- The tenants were sent a threat of debt collectors, when they were up to date with payments.
- A member of the team left when she was dealing with my check out report. As a result and without warning me all work on my check out report stopped.
- Estate agents would not respond to emails and even hung up on me
- I left it 5 weeks for Bereford Adams to organise any repairs on my house before I gave up.
- Be aware that Beresford Adams charge an additional 25% of any invoice for work as well as receiving 10% to manage the same properties, which is meant to include arranging maintenance and repairs.
- I had to claim the full deposit from the tenant, which didn’t come anywhere near the cost of repairs. I wanted to claim this all for dilapidations and ignore the £39 which could be claimed as arrears. Beresford Adams said that I must claim the full amount for arrears unless I was going to take the tenant to court. I believe this was untrue and designed in order to claim their percentage of the arrears and charge me for another month of managing the property.... Read more
