Avoid like the plague. Reliably incompetent, devious and money grabbing.
I used the Bangor Branch of Beresford Adams to fully manage my property for 9 months.
Here is a list of things that went wrong:
- I had to return the tenancy agreement 3 times before it was accurate.
- Payment to my account was an average of 2 weeks late every month (despite my tenant consistently paying on time)
- Funds were allocated to my property but not released without me chasing them
- The agreed inspections did not take place because the estate agent “didn’t want to disturb the tenants”
- When I insisted on an inspection, no report or photos were provided (I attribute this to the thousands of pounds worth of damage that were made to my property but not discovered until the end of the tenancy)
- Beresford Adams informing the council that the tenants had moved out when they hadn’t and not rectifying this for months, while I was getting final demand letters.
- The monthly statements were consistently incorrect
- I’ve been charged for two months worth of management fees when Beresford Adams was not managing the property, they have acknowledged this and 6 months later will still not refund me
- The tenants were sent a threat of debt collectors, when they were up to date with payments.
- A member of the team left when she was dealing with my check out report. As a result and without warning me all work on my check out report stopped.
- Estate agents would not respond to emails and even hung up on me
- I left it 5 weeks for Bereford Adams to organise any repairs on my house before I gave up.
- Be aware that Beresford Adams charge an additional 25% of any invoice for work as well as receiving 10% to manage the same properties, which is meant to include arranging maintenance and repairs.
- I had to claim the full deposit from the tenant, which didn’t come anywhere near the cost of repairs. I wanted to claim this all for dilapidations and ignore the £39 which could be claimed as arrears. Beresford Adams said that I must claim the full amount for arrears unless I was going to take the tenant to court. I believe this was untrue and designed in order to claim their percentage of the arrears and charge me for another month of managing the property.

Just rented a property through this agent. Smooth experience overall. Hannah and Alex were great at keeping me informed. The welcome kit with discounts and reminders for utility registrations, DVLA updates, and other authorities was a nice touch.

We contacted Bangor regarding a rental property, phone was answered swiftly and Alex was so helpful and informative, contacted us back when viewings were available, met us at the property never chased us, or rushed us and answered all questions we had, Hannah was also a delight to speak to again always helpful and knowledgeable. Nothing seems too much trouble a rare thing in estate agents nowadays. Would definitely recommend these estate agents.

My partner and myself had found ourselves in a nightmare position with an incredibly mouldy and damp flat witch made us ill and loosing a lot of money through ruined possessions and sickness. Beresford Adam’s have been an amazing help throughout. Especially Alex, Hannah, and Ellie. With their help we have found our dream place and could not be where we are now without the professionalism and help from these three! A complete credit to Beresford Adam’s thank you all so much!

We first contacted the Bangor office of Beresford Adams by phone and the Agent, Alex, was so polite and professional. This continued throughout the whole process, with Alex following us closely all the way. He was very knowledgeable and demonstrated his competence several times over, making suggestions on points we had not taken into consideration giving advice when needed, and was a valuable asset to the negotiations.
We were very impressed by the whole staff in general, who were always available and helpful.
We could not be happier for our choice of Estate Agent, and will make Beresford Adams our first point of contact for any future requirements. Thank you Beresford Adams for your excellent service.

I had a property to let, and on a whim walked into the Bangor office of Beresford Adams to see if they could help me. They couldn't have been more helpful, and the staff were exceptionally friendly. I was sat down, talked through the process and given clear information about the various levels of support and service they could offer. Best of all, they were significantly more competitive price wise than the other companies I'd tried beforehand. Within two hours (!) they'd not only visited the property, but also found a perfect tenant, who moved in a week and a half later.
All in all, an excellent service which I'd recommend to anyone looking to let a property.
