6th May 2026 (18 days ago)This was, without question, the worst letting experience I have had. I was ultimately forced to escalate my complaint to The Property Ombudsman. The outcome was clear: my complaint was upheld in full and £600 compensation was awarded for multiple service failures. The findings included: Being left without heating and hot water for an unreasonable period A serious and ongoing water leak through a live electrical light fitting in the kitchen A prolonged failure to resolve this issue, meaning I effectively could not use water for months without it leaking through the light fitting Repeated failures to communicate, with responses typically only provided after persistent chasing No evidence of proper record-keeping, oversight, or management of repairs The property not being provided in an acceptable condition at move-in To be clear, this was not a minor issue. Water was coming through a live electrical fitting whenever the water system was used. This continued over an extended period and was not treated with the urgency or seriousness it required. The Ombudsman specifically found that these failings caused avoidable inconvenience, distress, and disruption, and that the service provided fell below the standards required under the Lettings Code of Practice. What is most telling is that these issues were raised repeatedly at the time but were not properly addressed. It took formal escalation to an independent body to achieve a resolution. Compensation has now been paid, but that does not change the experience. If you deal with this agency, document everything and be prepared to escalate. The outcome speaks for itself

16th May 2026 (8 days ago)Went in to ask some questions about selling my property through Mishons. Spoke to the Assistant Manager. She was incredibly rude, to the point of being aggressive. Very upsetting. They will most definitely not have my business if the Assistant Manager behaves like that.
14th May 2026 (10 days ago)I was the buyer on a sale managed by Knight & Knoxley, with Nat as the agent. He was an absolute pleasure to work with — warm, helpful, and genuinely attentive throughout. Nothing was ever too much trouble, and he handled every issue that came up with fairness, calm efficiency and real care. I felt supported at every step, and I’m really grateful for his efforts!
22nd May 2026 (2 days ago)The worst estate agent I've ever used! I booked a viewing at a property, but when I arrived at the address, the building wasn't there. I spent over 30 minutes looking for it and asking strangers walking by, but no one had ever heard of it! I called the agent, I emailed the agent, and despite all of this, NO ONE HAS BOTHERED TO REPLY TO ME! It's been over a week. Don't waste your time with these people!

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

9th May 2026 (15 days ago)I’m very disappointed with my experience with this agency. I contacted them about a property almost immediately after it was listed and received no response for over a week. After the bank holiday weekend, I called to follow up because there was an open house viewing scheduled and we were genuinely very interested in the property. The first person I spoke to told me they would get back to me, but nobody ever did. I called again later that same day and unfortunately the second agent seemed completely uninterested and unable to answer even the most basic questions about the property or viewing process. I understand not every staff member will know every detail instantly, but I would at least expect some professionalism, communication, and willingness to help. It honestly felt like speaking to someone who simply did not care. I find it concerning that an agency representing properties cannot provide basic information to serious potential tenants/buyers. In the end, nobody followed up with me by phone or message despite promising to do so. Very poor communication and customer service overall. I very rarely leave reviews, whether positive or negative, so for me to take the time to write this says a lot about how disappointing this experience was.

I messaged (via their website) and called several times for information about an auction property and they never got back to me. At one point I was promised a call back with information and they never got back to me. Every time I called they had no idea who I was and no record of my previous call (??). Eventually I found out rhe property was sold for a price I could afford denying me a home. Useless.

Although we ended up purchasing a different property in the end during our viewings and the correspondence before and after she was really helpful, put us at ease and had a friendly manner.
