I took on board Brian’s and Stuart’s advice commencing with the price, accurate photos and drone work, through to the completion day. What I found outstanding was the communication that put my mind at ease. Thoroughly recommended if you want a professional sale. ??????????
1st Sep 2025 (6 mo. ago)From the initial valuation visit with Charlotte through to the handling of viewing appointments at the sales office , everything was extremely efficient. The online portal is really useful and always up to date. Charlotte was very personable and took some great photos of the house .All the staff we dealt with at the office were very helpful , Jade kept us informed at all times and dealt with our offer situation really well. I would definitely recommend.

She was consistently polite, friendly, and highly professional, and her clear communication made what can often be a stressful experience feel straightforward and well-managed. I was especially impressed by how efficient and responsive Suttons were, enabling a remarkably quick and smooth move. The level of service provided exceeded my expectations, and I would not hesitate to recommend them to others.

Lewis however was fantastic in the support and help he give us to enable the move to be completed. He worked tirelessly in keeping us informed and helped to keep all the relevant parties engaged enabling a complicated purchase to be finalised in a timely manner. Thanks very much for all your help Lewis - it was much appreciated.
22nd Jan 2026 (10 weeks ago)one star is one star too many! Rang to arrange a valuation on a Monday- Tom advised would confirm appointment with a later call- Tuesday- no response- called- got answering machine, Left a message. Wednesday 1500 still no call to book. Obviously don't need customers with such appalling customer service!! In response to their reply. PAUL JAMES spoke to Tom, who said he would speak to Sarah, responder, to review. If we hadn't rung and spoke to them how would we know their names! We left full address details emails phone numbers. Too late now as basically calling us liars. Happy to send screenshots of dates and times the calls were made! As we are most certainly not lying! Maybe ask Tom why he didn't follow up on my husbands call to book a valuation?!

Kurt is very hands on and will not only help you sell your property but will ensure you receive the care you expect. I cannot speak more highly of him and he has become a family friend. If you need to sell or buy a property and need it to be as stress free as possible, give Kurt a call, he will take as much off of your shoulders as he can. I cannot sell his services enough!
13th Mar 2026 (19 days ago)Very disappointing experience with the management. It took 2.5 months to receive the deposit refund, and throughout that time there was almost no communication. Emails were rarely answered, and we had to call multiple times just to get updates. The refund was processed today after we sent a formal warning. The lack of responsiveness and transparency made the process unnecessarily stressful. I hope they improve their communication and handling of deposits in the future.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

All comunications was very clear and proffesional from the begining , and there was no complications at all . Higly recomended to anyone who is looking for a proffesional and reliable Agent to rent their house . :)
24th Jan 2026 (10 weeks ago)Absolutely disgraceful. Easily the worst estate agent I have ever encountered. Once they have you locked in as a tenant, they become completely unreachable. Calls ignored. Emails ignored. Messages ignored. It’s like dealing with a brick wall — except a brick wall is more responsive. The Rugby lettings team is beyond incompetent. I have been chasing serious issues for nearly a month. Every single time I’m fobbed off with “leave it with us,” followed by total silence. No updates. No action. No professionalism. They are quick to take rent but utterly useless when it comes to doing their actual job. You are left stressed, frustrated, and wasting your time constantly chasing people who clearly do not care. This agency treats tenants with complete disregard. If you value communication, accountability, or basic human decency — stay well away.

They went above and beyond for me, I lived a 2 hour drive away and they were amazing, being there for lots of little things to save me a trip north I would 100% recommend them

We had a chain of 4 and to make it happen all the solicitors, estate agents and lenders had to put together to exchange on the same day. Also, on completion day key collection, removals etc was hectic. But Move Inn worked on behalf very professionally and make it happen. We'll pleased.
18th Mar 2026 (14 days ago)The staff at Bayzos are friendly and professional. I only bought through Bayzos so can only comment on that side of the process. Once you got hold of the team they were brilliant but I did find the automated call system a bit frustrating. Overall they gave a heads up on the progress throughout.

At the first viewing Suzanne herself showed me around the property - her knowledge, expertise and experience really sold the house to me. I was given recommendations for tradesmen following survey and provided with regular updates throughout the process. A brilliant experience all around.
