I was kept informed throughout the process giving me greater peace of mind that my property was in good hands. The level of service is the best I have ever experienced from an estate agengy. The staff are so on the ball and no request was met with a no. I will use this firm in future and I can't recommend them enough to friends and family. I would like to say a special thanks to Diane and Elvira, you made the experience as stress free as possible and helped me achieve the best possible outcome. Great job MFL!

Huge thanks to Michelle and Elaine, who were both brilliant—they made the legal side of things feel simple, efficient, and completely stress-free. The estate agency team was equally impressive, providing great support throughout the process. It’s rare to find a team that works so well together to make everything run this smoothly. I’m very grateful for their hard work and would highly recommend them to anyone!
19th May 2026 (5 days ago)Originally gave 5 stars as the whole process of moving in was great and Leona was superb, this was over 5 years ago. In December 2025 my relationship ended and my ex partner moved out of our shared rental property and took herself off the lease. I then received an email next day from Yourmove saying if I wanted to keep on the tenancy they would have to do a rent review and got back to me wishing to increase my rent (now as a solo tenant) from £875pcm to £1350! There was no chance of me being able to pay this on my own and I offered to pay up to to £1000 but this was refused. I was then forced to submit a 28 day moving out notice or it would go to court to remove me so I had to seek help from the homeless prevention charity as I was going to be on the streets, with nothing affordable in Edinburgh in the private renting sector for an individual tenant. I got no help whatsoever from Yourmove during this time throughout the festive season where I'm supposed to be enjoying family time instead I was being sick with nerves every morning worried where I was going to go, if I was going to have a place for me and my daughter to live. Quick enough to take your rent, slow to deal with any maintenance issues or they give you poorly "fixed" alternatives, and any change of circumstances don't expect any help or empathy.

Special mention to Sheila Donaldson and Fiona Fairfield who were very knowledgeable, helpful and prompt in replying to our questions, ensuring everything went smoothly. I would highly recommend Ralph Sayer if you require an estate agent.

They made everything smooth and hassle-free, always keeping me updated and offering helpful advice. Their attention to detail and commitment to excellent service really stood out. I would highly recommend them to anyone looking for a reliable and efficient property service!

My solicitor Susan Oates and property manager Jane Yarrington both went above and beyond to answer all of my queries, and their hard work meant that all the paperwork went through quickly without any issues. I would highly recommend their services.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

This is the second time we’ve used Truscott to sell and both times have been smooth. Florence and Stephen have been particularly helpful. Would highly recommend them to anyone!

We really cannot fault the service we received from Aaron and would recommend him to anyone (indeed - we already have). He kept us well informed through the process; we never had to chase him. He also stayed late one evening to assist us with a potentially costly snag during the process, which he resolved speedily and smoothly. We would have no hesitation in working with Aaron again. He’s a brilliant solicitor. Thank you, Aaron for all your help these past few months.
