We are usually not ones to leave 1* reviews, however after 4 years of neglect and a mind-numbing chase for our deposit, rightfully ours, we feel that it is the least we can do to flag estate agents and their shady practices, although it might get lost in the litany of fake 5* reviews on this page.
We rented the flat during the 2020 pandemic and were confronted with the fact that we had to pay a deposit and a month's rent without ever seeing the property in person (we had to rely on a video and some photos only, although we have requested multiple time to view the flat with the appropriate social distancing measures). The agent tried to force a closer moving date on us, although the flat was on the market for at least two months, by the time we struck a deal (March).
Upon moving in, we discovered that the oven was broken, without this being mentioned in the check in inventory. It was replaced after several calls and emails. We never received a postbox key and had to put a notice on it for any letter deliveries to be left in the common area. This caused us four years of missed appointments, lost revenue (lost HMRC rebate letters) and many other issues. The cleanliness of the flat upon moving in was left to be desired - bathtub with mouldy edges, washing machine with mouldy sealing and detergent drawer, bedroom chest of drawers, defective, freezer drawers broken and smelly, extraction fan without a filter etc.
A couple of months after moving in we were flooded by the flat upstairs. CKB didn't deem it necessary to respond to our requests or action this in any way so we had to sort it ourselves, with the other tenants and the property manager. This meant many days taken off work to await insurance inspectors and contractors for valuations of damages and repairs. CKB only visited weeks after the flooding was contained and only because the property manager contacted the landlord directly.
The damage from the flooding (toilet ceiling, walls, etc) hasn't been fixed until partially on January 2024 when the agency's handyman came in to splatter some paint on top (likely because our contract was due in May and rent was going to go up).
Speeding through 4 years of barely any comms from the agency, when the time had come for us to move out, we gave the appropriate 2-month notice and informed the agency of all the issues that haven't been solved during our tenancy. Unburdened by work ethics or professionalism, the angency promptly proceeded to charge us for the mailbox key we never received, light bulbs that never worked and a toilet flushing plate broken by their inventory manager, an exorbitant total of more than £400. This after two weeks of silence, after our moving out date. Although provided with indispensable proof that we haven't broken any of the aforementioned, the agency held on to its stance and only after one month of legal action threats, we were granted the deposit back. And even then, it was deemed as a landlord benevolence, not a rightful return.
This is just scratching the surface on CKB's willful neglect of the wellbeing of its properties and their tenants. And while we can understand that an estate agent will always take the side of the landlord, we don't wish upon anyone the blatant ignorance we have been treated with between 2020-2024. This was only ameliorated by the fact that the flat was great for our needs and we managed on our own.... Read more
