I was really anxious starting to look for a new place as in the eight years I lived in the UK, I didn't have the best experiences whilst renting. For a few years now I lived in a place that was making me more and more miserable with each passing year, yet I stuck around because as the saying goes: "Better the devil you know than the devil you don't."
The boiling point eventually hit, not only for myself but also for my closest friend, so we decided to look for a new place together. Not a shared house, preferably via agency.
And during our search, we stumbled upon a property managed by Reeds.
And Dear Reader, when I tell you, that I have never dealt with a team showing such professionalism, care, patience and helpfulness, I truly mean it - from the initial viewing until the handover of keys (and hopefully beyond).
Sure, the vetting process and paperwork were stressful and anxiety-inducing, but none was caused by the Reeds team. In fact, I got an immense sense of "We are in good hands, these guys are serious!"
And not only serious. Every member of the team I exchanged emails with or dealt with in person was just the most pleasant person. All the folks there are incredibly attentive, helpful and quick to respond to any query of the silliest degree with candour and guidance.
"Patience is a virtue," and by this logic, Phil Simpson is the most virtuous person ever having to deal with me and my friend, as we haven't made his life easy due to various setbacks and misunderstandings. He stuck with us and put his trust in us. Now, thanks to him we are about to have a much-needed upgrade to our daily lives.
Right off the bat one of the best experiences I had dealing with anybody, company-wise especially. Now, here's hoping, this good experience will continue during our tenancy :)

Just rang up to ask about fees. The call handler asked if it was just fees or what they could offer. I said I just want to know fees at this point. The call handler couldn't give the information and then started talking to her colleague and said "she wants you to explain the packages we offer. She was quite rude". If anything the call handler had a poor attitude. So I still don't know what their fees are, but I do know what they offer: criticising customers within ear shot.

Fast and efficient service. Within 24 hours of being instructed, initial contact was made, photos taken within 48 hours of instruction and live on the website 4 hours later. Amazing photos and great customer experience. Highly recommend

I must say that after a few months living in my rental property which was rented through Reeds Rains, that they are honestly a really good estate agent. I have had several negative experiences in the past when it came to enquiring about properties and getting paperwork done, and even dealing with issues once moved into a house, but so far all I have experienced with Reeds Rains is positive. All I have to do is send a single email to my Reeds Rains rep and within an hour during working hours I have solutions presented to me to help fix whatever the issue is.
They are easy to get hold of and they have not given us any issues throughout our time here so far. When the time comes, me and my family are going to be happy to sign another contract with Reeds Rains because we have had nothing but positive experiences, even if we have had any issues to resolve.
Phil at Burnley has been my family's rep and he has been very attentive and responsive - thank you for all the support you have given us so far it's greatly appreciated.

The Burnley branch of Reeds Rains has been managing my investment property for over three years, and throughout that time, the service from the team, and from Phil Simpson and Dawn Stuttard in particular, has been exemplary. I was especially impressed with the way in which the Burnley Reed Rains team dealt with a tenant who had fallen behind on their rent, their speed in organising affordable, high-quality renovations of the property, and their ability to quickly organise viewings and secure a new tenant. Due to living over 300 miles North I was unable to self manage my rental property in Padiham. I had gone initially with another property manager in Burnley but they were seriously lacking in keeping me informed and didn't return my calls whilst also telling me they were on annual leave. I hadn't signed owt so I came to Reeds Rains. So far I have found the service impeccable. I am out of touch with tradespeople down in Burnley and the property was proving to be an issue which meant more unnecessary stress for me to deal with as live in carer, to a friend. Now, hopefully, I have the worry taken away and don't have the tenant stressing out to me about his issues on the phone or on social media. Phil Simpson and his team have so far been a blessing.
