Whitaker Seager are a small 3 year old estate agent who appear to be on-line only with no offices. Unfortunately, my experience of trying to buy a property through them wasn’t good.
I had an offer accepted on a property marketed by Whitaker Seager in April 2023 that followed a viewing conducted by the vendor and sales advice from the agent, both of whom sold the property on the strength of its upgrades. My offer specifically included these upgrades. The vendor claimed shortly afterwards that the agent had not passed on my offer to him correctly, so the agent left the vendor and I to haggle over what was included until a fresh agreement was reached.
The vendor advised me that he conducted all of his own viewings and that he couldn’t contact the agent during the day. During my discussions with the agent, they hadn’t seemed professional. For instance, they wanted to pass on personal information for the vendor to check mine and my partners identity because they hadn’t conducted the viewings themselves and didn’t have an office we could visit. There were a lot of other more minor issues, such as the property having ground estate maintenance charges that the agent hadn’t brought to our attention.
Once our agreement with the vendor was concluded and the agent confirmed its acceptance, my partner and I paid the usual costs to begin the process of purchasing the property. The conveying of information between us and seller by the agent continued to be poor.
A month later, things went quiet for a few days with queries going unanswered until I received a call from the agent advising me that the vendor had accepted another offer. It would appear as though the agent were in the process of negotiating with new purchasers a month after our offer had been accepted. I noticed that the for-sale board had never been updated to a sold sign for that entire month.
Whilst we recognise that gazumping isn’t currently illegal in England and Wales, our frustration is that with hindsight, it is apparent that we incurred further unnecessary conveyancing costs whilst unbeknown to us, Whitaker Seager were in the process of negotiating with a second buyer....
