Thank you for making our stress easier, and giving us the advice we didn’t know we needed!

They have always been so helpful throughout the sale, kept us in the loop all of the time and also great aftercare. 19th Jul 2024 (7 weeks ago)I wasn’t going to write this but I think people should be aware. Back in winter from October to January, I moved into a flat rented by M L Estates. Since the first time I tried to put the heating on, it didn’t work, there was also a leak that’s caused a wide spread of mould into the apartment I was living in. You could clearly tell the issue had been ignored in the past, the door was rotten but had been painted over.This continued the entire duration of my rental period and progressively got worse, with active water coming into my apartment. I reported this back to Kay, and I was always met with hostility, they left me without any form of heating during winter, I could see my breath in the flat, even worse, the apartment had huge windows and a vent in my bedroom letting cold air from the outside in. It was awful, I was told we’ve been an estate agent for 25 years, we can fix a bit of mould, yet nothing was done and there was clearly a history of this kind of problem. I wouldn’t go near this estate agents. They were aware I was estranged university student, yes I had fallen short on rental due date, but given the current climate of the cost of living and being a student in itself, it’s difficult to navigate, this wasn’t met with much understanding, instead a constant hownding “ as she was following the landlord instruction”. My experience was gross negligence, and I would hate for someone else to be in the position. It was only when I googled how long you can leave a person without heating when I realised this situation really was terrible, if I had the funds I would of escalated it, of course they knew that though. I reported this early December, I moved out the very end of January . Just be aware if you are living alone, and don’t have much support, the estate agency is not for you.

With outstanding communication and expert advice you have made us feel reassured and very much respected within the whole process. Our previous landlord letting agent, also based in Whitley bay, was not so professional and unfortunately left us feeling disappointed, undervalued and disrespected. From sale and purchase through to completion they were professional, knowledgeable and a pleasure to work with. Tess in particular handled our sale/purchase progression and was, without doubt, the most helpful and competent person we dealt with throughout any of the transactions. On so many occasions her knowledge helped us to keep the transactions progressing. She recognised our situation and did absolutely everything she could, going above and beyond, to support us at a very stressful time. 26th Nov 2022 (1 year ago)Quite possibly the worst estate agent I have had to deal with. There is not a single bit of care for the tenants and take no interest when problems occur. Communication is terrible, they are very hard to get a hold of and consistently ignore emails and calls and fail to return them.

It's now been circa 6 months and they refuse to send the confirmation code to the Deposit Protection Scheme. Clearly due the full amount as they never stated within 7 days of tenancy leaving that there would be deductions. Stay away, you would have a better time living in the street than renting through these lot, I know because after leaving that property I spent 3 months homeless.
18th Mar 2024 (25 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Pattinsons had a number of clients interested in my type of house and a buyer was found very quickly. They were able to arrange an EPC and organise remedial electrical work. This was most convenient as I had already moved over 300 miles away. What could have been problematic was handled with ease. A very professional outfit.
21st May 2024 (16 weeks ago)I sent a request via rightmove to arrange a couple of viewings. I heard the next day and gave them my availability. The next week I chased them for an update and they didnt have me registered. They then registered me, and said they would contact the home owners to arrange...... 3 weeks later Im still waiting. Not sure how they plan to sell houses if they cant book viewings!!
