6th May 2026 (18 days ago)Communication has been consistently poor, from reception through to senior management. Calls are not returned, emails go unanswered for long periods, and when responses do come, they often fail to address the actual questions raised. There appears to be a pattern of deflecting responsibility rather than resolving issues, alongside a lack of accountability and follow-through. The overall experience has felt disorganised and unprofessional. Based on my experience, I would not recommend.

My home had previously been listed with three different agents who were unable to secure a sale, yet Gabriel stepped in and achieved what the others could not. From the very beginning, he demonstrated a level of professionalism and persistence that truly set him apart from the rest of the industry. He is incredibly effective at what he does and remained dedicated to the process until the very end. If you want a result where others have failed, Gabriel is the person you need to go to.

I had the pleasure to work with Harry Karageorgis, letting agent who handled all my concerns with true professionalism and trustworthiness! The whole process was made smooth and stress - free and I can’t thank enough Harry his patience and his hard work throughout the moving process! From start to finish, the entire process was handled with the utmost professionalism, efficiency, and care. The team at Lanes went above and beyond to ensure everything ran smoothly, whether it was providing regular updates, answering my endless questions, or offering expert advice at key stages. Their local knowledge of Enfield Town is second to none, and it was clear they genuinely cared about finding the best outcome for me. What really stood out was their attention to detail and personal touch. They made me feel like a valued client rather than just another transaction. Communication was always prompt and clear, and they were incredibly proactive in resolving any issues that arose. 13th Apr 2026 (6 weeks ago)I had a very bad experience with this agency. Initially, the property was advertised for £2000, but after I agreed, the rent was suddenly increased to £2100. I was also asked to pay multiple deposits and advance rent, which I did in full. When I received the keys and moved in, the house was not ready at all. There were multiple issues—no proper electricity setup, no gas card, broken fittings, and unfinished repairs. Even though I was promised everything would be fixed, it took over a month after moving in to complete basic work. Later, serious issues like no heating and no hot water continued for months. Despite repeated complaints, the landlord failed to take responsibility and even asked me to arrange repairs myself, which is unacceptable when full rent is being paid. I gave proper notice and paid all rent up to my move-out date. However, now the landlord is refusing to return my deposit and is still making unreasonable demands. This has been one of the worst renting experiences I’ve ever had. Very unprofessional service, poor maintenance, and no accountability. I would not recommend this agency to anyone.
16th Jan 2022 (4 years ago)Had an amazing afternoon tea experience. It is very expensive, but worth it if you are on a vacation or special trip! You get refills of all sandwiches/scones/pastries included in the price. I asked for extra scones to take home with me to my hotel for breakfast the next morning (they were the best scones I’ve ever had with delicious clotted cream and jam) and they happily did so in a beautiful packaged box - at no extra charge. The food and service are top notch

Her expertise in the local market was evident from our first meeting, and she provided a clear, strategic plan for selling our home. Louisa was incredibly communicative, providing updates after every viewing and following up with detailed feedback. Then there was Pio. Oh, what a joy to work with. He was very efficient, super quick to update the PropertyFile App & he has a wonderful sense of humor. I felt fully supported and informed throughout the entire process. If you want dedicated professionals, who genuinely care & gets results, I would highly recommend Louisa & Pio.

20th May 2026 (4 days ago)Firstly, their 4.5 star review is heavily forged. I will categorically say to STAY AS FAR AWAY from them as you possibly can. This isn't just from one negative experience.. it is from multiple years of failed ability to act in the proper manner or even CARE that they do not do their job properly. I speak for the lettings side.. for the sales side I will not say I know how well or not well they operate. But I ASSURE you if you are looking to let your property with them, they will disappoint you, whether it's late rental payments, not getting to repairs in time and then charging you because 'it became urgent', not responding to emails without multiple chasing.. and more.

I have been looking for a place for so long and she managed to find me the perfect one bedroom apartment, she knows I have been fussy however there hasn't been much on the market recently and once I got the call she guided me through the whole process from start to finish I could not thank her enough and would recommend anyone who is looking please go to her! great estate agents to work with would recommend
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

One more college i would like to thank to is Victoria Faulkner she was amazing in more then words can describe!! I would recommend target to any family or anyone that is looking for a house or a property they are the most amazing staff i have worked with I am truly great full for these two amazing people Thank you again to Victoria Faulkner & Kai Davies the best service i have ever got from a letting agency

We’re do I start probably the best in the uk definitely the best in Loughton and surrounding areas, my two daughters bought there first home with them from the word go Mattew one of the ceo made them feel so comfortable as this could be a difficult time for first time buyers he actually took a lot off my shoulders , he guided them negotiated the price and secured the property for them , he advised them through out the sale he didn’t just stop at securing the sale , it was a very hard and difficult sale due to people in the chain but with all his hard work and effort he got there at the end , Aaron who is a partner there got the girls a mortgage through there in house brokers then he got his in house solicitors Avrillo to complete the sale phoning on a daily basis making sure everything went through swiftly and smoothly as possible he literally took all the weight off the girls shoulders and held there hand all the way through which estate agents company do that well this is the first I came across and I’ve had a few properties under my belt , they are definitely a cut above the rest , the whole team there work so closely with you ,and are so friendly and professional you would think it’s a family business . If your thinking to buy through them go for it as your aware buying a house is so stressful but presidential estate will take over all the stress till the day they hand over the keys to you , 10/10 all round definitely will be using them again and recommend anyone buying try them first you will not be disappointed… many thanks matt and Aaron you guys are true legends.. best in the game .!
10th May 2026 (14 days ago)Any prospective tenants looking to rent at Icon Heights in Wood Green just be prepared for the lack of Management in the building and the regular break ins! The building has very little security measures to stop outsiders from gaining entry and stealing parcels and bikes, which has happened on many occasions since my 2 year stay here. They let dog owners use the children’s playground/courtyard area which is fitted with synthetic grass so imagine all the peeing and pooping of the dogs. They say they will put up signs to restrict dog owners from bringing their dogs and also put some rules for operating hours, but this hasn’t been done in 2 years. It’s been 6 months since they told me that they are awaiting the signs to be printed (refer to screenshot of email) Anyone want a free barking dog as an alarm clock at 6am everyday? Then this is the place for you. There are regular break ins from homeless people from the Bin Store room which has a very flimsy door (see pictures). The main door which connects Blocks A & B has not been fixed for the past few months as the Management company are waiting for the ‘manufacturer who fitted the doors to fix the issue’. And then let’s get to the tenants deposit part where Foxtons try to fraud tenants out of their hard earned money for general wear & tear. It is an absolute mess of a building and would not advise anyone to rent here given it is not even that affordable!
