9th May 2024 (24 days ago)Avoid like the plague. Reliably incompetent, devious and money grabbing. I used the Bangor Branch of Beresford Adams to fully manage my property for 9 months. Here is a list of things that went wrong: - I had to return the tenancy agreement 3 times before it was accurate. - Payment to my account was an average of 2 weeks late every month (despite my tenant consistently paying on time) - Funds were allocated to my property but not released without me chasing them - The agreed inspections did not take place because the estate agent “didn’t want to disturb the tenants” - When I insisted on an inspection, no report or photos were provided (I attribute this to the thousands of pounds worth of damage that were made to my property but not discovered until the end of the tenancy) - Beresford Adams informing the council that the tenants had moved out when they hadn’t and not rectifying this for months, while I was getting final demand letters. - The monthly statements were consistently incorrect - I’ve been charged for two months worth of management fees when Beresford Adams was not managing the property, they have acknowledged this and 6 months later will still not refund me - The tenants were sent a threat of debt collectors, when they were up to date with payments. - A member of the team left when she was dealing with my check out report. As a result and without warning me all work on my check out report stopped. - Estate agents would not respond to emails and even hung up on me - I left it 5 weeks for Bereford Adams to organise any repairs on my house before I gave up. - Be aware that Beresford Adams charge an additional 25% of any invoice for work as well as receiving 10% to manage the same properties, which is meant to include arranging maintenance and repairs. - I had to claim the full deposit from the tenant, which didn’t come anywhere near the cost of repairs. I wanted to claim this all for dilapidations and ignore the £39 which could be claimed as arrears. Beresford Adams said that I must claim the full amount for arrears unless I was going to take the tenant to court. I believe this was untrue and designed in order to claim their percentage of the arrears and charge me for another month of managing the property.
16th Dec 2023 (24 weeks ago)I feel a little harsh about the valuation score but they were off by £40k. The market is clearly difficult to judge at the moment. This however, is the only blemish in a very positive experience and to be fair, it's not really their fault.- 3rd Apr 2024 (9 weeks ago)Well what can I say - if I could rate the Porthmadog 11 out of ten I would. My Mum sold her house in August last year but due to problems which had nothing to do with the estate agents, didn’t move until March this year. It was an extremely stressful time for us all but Claire, Steve, Helen and Hannah went above and beyond with their service. Such kind and thoughtful people throughout the whole period and I cannot thank them enough and would highly recommend them to anyone selling or buying a house. If only more businesses provided such a wonderful service!

11th Mar 2024 (12 weeks ago)I work for the nhs and was visiting a very poorly lady this afternoon, and had parked in the car park behind this ladies house, which I hadn't realised was actually owned by Bob Parry Estate Agents in Llanrwst. There were no signs to say it was a private car park, and not being from this area I just assumed it was for the residents of the area. After my visit with this lady, I returned to the car park to find the entrance/exit had been blocked by a red Mercedes, to which a lady passing told me belonged to one of the estate agents, so I went in to ask to be let out and apologise for not realising it was a private car park. I was met by a very rude, short and overweight man with grey hair, who I'm assuming was in his 70's, and with his righteous attitude, I'm assuming he was a manager or maybe even Bob Parry himself, who told me that it was his car park, was sarcastic and said 'good for you' when I told him I worked for the nhs and was visiting someone very unwell, wanted to know who I was visiting which I obviously couldnt tell him, to which he told me that i was incompetent, and told me he wasn't going to move his car. I explained that I didn't realise it was private as there were no signs, and that I needed to leave to visit another patient, to which he said it wasn't his problem and he wouldn't be moving it. Thankfully another member of staff was present, who kindly moved the car to let me out of the car park. As I said previously, I had no idea that it was privately owned, otherwise I wouldn't have parked there, and I won't park there again now knowing this, but the attitude from this angry little man was ridiculous, and I wanted to make a complaint and maybe suggest putting a sign somewhere to say that it is privately owned, as if he were to be rude to someone else like that, I worry that they wouldn't show as much self restraint as myself. I listed my property at 8am and by 9.30am on the same day I was receiving emails from potential purchaser's. I well know the power of the Internet, but even I was surprised by the speed of it all. The Griffin team have the power to listen and assist you, I wish to thank the person at Griffin who originated this professional service and his team for doing a great job. At all stages of the repair we were grateful for the competence and thoroughness with which it was organised. Now that the repair has been successfully completed we would like to thank Mr Arigi for his support and competence throughout.
7th Oct 2022 (1 year ago)They show lots of people the property and the landlord picks which just seems crazy and u have to wait till all the viewings are done till u find out if you even got a chance. I viewed my dream home and was totally gutted when I wasn't accepted ????

Completely put me off viewing any properties with them.
