11th Mar 2023 (1 year ago)Avoid at all costs. These people tactics are really low. They contact landlords in the area & filling their heads with BS & disinformation on current market prices in the hope of bringing new tenant for a commission! My Landlord raised my rent due to these clowns feedback to him...they didn't even had any benefits from this! Edit: The person responding to these reviews must be really slow-witted... Show me where did I say I've rented my property from your agency? I was simply referring to your low tactics contacting landlords in the area! Even further, where did you read my name to claim that you have no record for it lol Just talking out of your a$$? don't you? It's just another indication of lies and bad practice of your work ethics...typical sales men.
14th Aug 2024 (5 weeks ago)I was a tenant with DR for 3 years and found Martin, Rose and Daniel to all be exceptional. As with any property you live in for years we had the usual set of issues, things occasionally breaking from wear and tear, the upstairs neighbours shower leaking one time etc, all were dealt with very quickly and professionally with great communication.
16th Jul 2019 (5 years ago)They informed us about a change in our move-in date less than 12 hours before the original date of the move. The new date was pushed by two weeks. Therefore, as we had already switched all utilities to the new apartment, we had to survive without utilities in the old apartment for two weeks. Moreover, the estate agent we were in contact with was behaving in a very unprofessional and disrespectful way on the phone as we called him to explain the issues. He was shouting at us on the phone and blamed the situation on us, the clients. Furthermore, the agent did not inform us about other issues we faced regarding the move and when asked about it, he claimed to have been in contact with us regarding the problems, which was not true.
26th May 2023 (1 year ago)Out of the eight properties I have rented over the years, James Pendleton have hands down been the worst lettings agent I have had the misfortune of dealing with. Buying a house was a breeze compared to dealing with these muppets. JP were well aware of the urgency with which we needed to find a new place, and pressured us to offer a higher rent and move in earlier than we needed. Then, just after we signed our tenancy agreement and before we moved in, the living room ceiling fell through. Due to the mess and ongoing building works, we were unable to move in, yet JP refused to refund us the full amount of rent covering this period. Once the flat was finally habitable, despite the tenancy agreement stating the flat would be professionally cleaned, the place was disgusting. We spent hours cleaning plaster from the living room and disinfecting the bathroom where the builders had not bothered cleaning up after themselves. We then discovered that the boiler was broken. This took several months to get fixed. On New Year’s Day, the boiler broke alltogether. We rang the ‘emergency’ helpline, and Suzan Salih suggested we go without hot water over the new year period, when the weather was freezing cold. It took a lot of arguing for them to finally agree to send an engineer over. I managed to get in contact with the previous tenants and found out that the boiler had also been broken during their tenancy! JP refused to get this fixed during their stay and then lied to us and pretended the flat was fine so that they could take our money. In total it took SIX MONTHS for them to fix the boiler! Before we moved in, we asked for a new bed. The one provided was only big enough for a small child, not two adults. Furthermore, the mattress was in fact a lump of foam, with no legally required fire safety label. James Smith set his precedent of spending his time giving excuses rather than doing any actual work. After a lot of arguing, they finally removed the bed. We decided to buy our own bed, and James Smith had the audacity to ask if we could leave it for the landlord for free at the end of the tenancy; there was not even the offer of any money, despite us paying sky-high rent. At the end of the tenancy, they clearly realised they had caused themselves issues as there would be no bed for the new tenants. We watched in disbelief as they lied to prospective tenants that OUR bed would be provided, and were happy to take the new tenants’ deposit before asking us who actually owned the bed. These are just a few examples of the inability of JP to effectively manage a property; the list goes on. We did not have one conversation with JP which proved that they were anything other than money-grabbing, lazy and incompetent. Despite all of these incidents, JP then had the cheek to increase our rent during a cost-of-living crisis! We were trying to find a place of our own and they took advantage of this, knowing it would be impossible for us to find a short-term rental. We paid more rent but saw no return, with no maintenance ever carried out on the flat. At the end of our tenancy, the icing on the cake was having to raise a dispute with DPS to get our deposit back. Please avoid these cowboys. They do not care about tenants and only exist to steal your money.
29th Apr 2024 (21 weeks ago)Rented property from Alvarez for just over a year and it was a great experience throughout - really prompt responses to any issues when they arose and always really friendly :) Edit: *I posted the above 3 years ago and last week I incorrectly sent my rent money for my current landlord to Alvares, my old estate agents, instead (can you believe it...). They contacted me to let me know and returned the money to me immediately, and also reassured me as I was understandably stressed - they are the best!

18th Jan 2021 (3 years ago)I thought so many times about to do a review as I don’t like to talk badly, but Me and my colleagues were treated so unfair that people should know how they hand things around. We had a contract with them About 7 years, the first agent we had was very good but she left the company and we have to deal with Cherelle very rude, the kitchen ceiling fell due to a problem in the bathroom above, they spent a year saying they would fix it we paid the rent on time, then they asked for the house during the lockdown and did not return the deposit saying it was a room even if I showed my contract. she was treating us badly, playing the fact that I am an immigrant did not understand English very well. in the end I was so stressed by the situation that I just left the house without claiming my rights that they know we cools a compensation for having made me live with the kitchen in that situation and a house full of mood, so think carefully before doing business with them
1st Sep 2024 (20 days ago)Absolute waste of time, got invited to a viewing for a rental and I showed up on time, the agent was arguing with the tenant who locked the flat and diddnt allow the viewing. I wasted time and money getting to this viewing...Did not feel like a real agency at all. Would not recommend.
6th Aug 2024 (7 weeks ago)We recently sold our house with Warren Kerr. From our initial approach to him, we knew we were talking with the right person. Before offering a valuation, Warren took time to understand our needs and onward aspirations as well as understanding the story of the house we were selling. To this he also brought his excellent knowledge of the area, and combined it with an intelligent assessment of the unique aspects of our property. The valuation arrived at felt realistic, if initially a little high. But this is where Warren's value really kicks in. Aside from using all the tools you'd expect (Rightmove etc.), Warren's probably the best connected and networked estate agent in the area, and with influence further afield too. We had a lot of interest, and an offer, within a month of going on the market, and with minimal fuss. Within 100 days of opening sale, we completed. At every stage Warren was a support and gifted tactician, his eye on the sale, but also on the human dimensions of it. He listened, and his advice was also intelligent, rounded, grounded, and timely. That's a rare combination in the property game. I cannot recommend Warren highly enough. Talk to him, you won't regret it.
22nd Aug 2024 (30 days ago)They scam people with apartments. They rent out dirty, broken places with promises to fix everything by your move-in day, but it never happens. The staff are complete idiots—unprofessional and lazy—only interested in getting the payment and avoiding any responsibility.

23rd Apr 2024 (22 weeks ago)We just bought our new home through St George and, while they were acting for the vendor rather than us as the purchaser, we have been hugely impressed with the way they run their business. Darren and his team are one of very few estate agents that we have ever come across that have been completely open and honest throughout the process. It is clear that they did so in a manner which also kept their client’s best interests at the forefront. Darren in particular came across as hugely experienced and was able to answer numerous questions about the property at our first viewing - normally when I ask basic questions to estate agents about a property, I am met with a blank stare!! Darren and his team however, either provided immediate answers or found the answer and actually communicated it to me. It was so refreshing to deal with genuine people who clearly take pride in their work. While we were on the other side of the transaction, we have been so impressed that we will be instructing them to sell our rental property.

13th Jul 2024 (10 weeks ago)No idea how this estate agent sells houses or if they only earmark properties they post for specific clients/buyers already known to the business. Very oddly run, you phone up and are put through to an admin team of sorts, never an agent. They will take your details and say they will pass it onto the agent who will allegedly phone you themselves, they won’t give you the agents details either so you have to just wait for this call. It’s been just over a week of me trying to view a particular property, phoned in multiple times to no avail. - Update, if you find out who the agent dealing with the property is, you can try find their contact details on the actual website, the lady I dealt with was actually sound & treated me the way I’d expect to be, like 90% of other estate agent companies would’ve.
