I had a disappointing experience with this estate agent. After waiting over 5 months for the vendor to provide a building certificate requested by my lender, they withdrew as soon as I began the process of arranging inspections to be carried out. The boiler hadn’t been serviced in years, despite the negotiator, Jack, assuring me during the viewing that it was 'regularly serviced.' My buyer’s report recommended I conduct checks, as the only boiler record was from 2010—back when I was still in secondary school!
Once the report was provided to me end of August 2024, I immediately worked to get the inspections booked in with the agent. I was informed that the vendor was unhappy as I had my mortgage offer since end of July 2024. I informed the agents that my conveyancer has completed their due diligence and strongly advised I get these inspections done before exchange. Exchange which I was positive would be set to take place by latest end of September pending the inspections all coming back clear. When I raised this, Joe, the managing director, remarked, 'Your conveyancer should have advised you to do this check sooner,' which came across as both unprofessional and condescending. To top it off, the vendor has now relisted the property with a £35k price increase. The behaviour from both the vendor and the agent felt like pure intimidation and bullying.... Read more
