18th Apr 2024 (4 weeks ago)One of the worst companies - a young lady came to present viewing of the flat, what she did was only to open the doors. That's it. She didn't know anything about the flat. She even didn't know information from the advert, was not polite and was defensive on any question. Even if you put application form for the flat, the agency does not send you any confirmation, a few weeks without any feedback from the company - very poor quality

9th May 2024 (10 days ago)We have the lovely Jenna looking after us as we just moved into our beautiful flat. Any issues we’ve had Jenna has got it sorted really quickly with the landlord and she also replies to our emails straight away. I’m really grateful for her.
1st Mar 2024 (11 weeks ago)Arranged to view and flat with this estate agent. Called just before setting off on the hour journey to confirm it was still going ahead, they confirmed it was. Get to the property and no one turns up. Call them and they say it has been sold and emails were sent. A huge waste of time and money having booked time off work. Surely worth a phone call to tell me it had been cancelled after they had confirmed just an hour before that it would go ahead?
7th May 2024 (12 days ago)Similar to other one star reviews they've received - this is my first ever negative review of a business, as ordinarily I'm happy to just put things down to a bad day and wouldn't want to harm a business. However, I really would warn people against this estate agency - particularly Jennie. Everyone else I dealt with was fine, but Jennie purposefully did not communicate clearly about our buyers pulling out (affecting our onward chain) and when it came to light was incredibly rude and condescending to me, including (as several other reviewers have pointed out) - shouting over me to 'Let her speak' and accusing me of being abusive before hanging up on me, when all I was trying to do was get a clear answer out of her. From reading other reviews it seems that if there are no issues, they might be an OK estate agent, but Jennie is incapable of dealing with any problems (which I can imagine happens a lot in this industry) in a professional way. If Jennie has a continued problem with believing people are being abusive toward her and 'not letting her speak', probably it's time to look at her own behaviour rather than blaming clients.

21st Feb 2024 (13 weeks ago)The team were very pleasant to work with but some points for improvement include: 1. The initial valuation was quite far off what the property ended up selling for. This was because it was based on sold prices in the local area of quite different houses. 2. The opening photo for our property on Rightmove had 9 bins in it - it would’ve been a good idea to move them/ask for them to be moved before the photos were taken. 3. An agent was sent to do a viewing on her last day in the job and told the viewer this and didn’t seem motivated to sell the property.

Chloe, Jessica and particularly Simon have been absolutely fantastic through what has been a very difficult sale process. Their support and help has been monumental and has kept me sane at times. Their sales support and customer service is exemplary. Thank you all and I wish you all the best.

18th Mar 2024 (9 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

25th Mar 2024 (8 weeks ago)Awful, unprofessional and incompetent. Jennie did not arrive for my viewing despite me having received a confirmation email. I didn't even receive the common courtesy of a phone call to tell me she couldn't make it. After ringing the office to let them know I received a phone call from her to apologise and let me know that she would send me a video tour of the apartment. When I asked when I could expect to receive this video I was told she wasn't sure and she would have to check her diary. This after completely wasting my time and efforts. Quite disgusting to be honest. No sense of urgency or respect. Needless to say I am yet to receive the video. I guess her diary was rather full. Either that or they are a pathetic, tin pan operation that are not fit to sell you a cardboard box, much less a house. They actually obstruct the sale of properties not encourage them. Avoid them wherever possible. I'm sure they will reply to this review and question my legitimacy and claims like they have done with other negative reviews (another great way to treat customers)

Everything was handled in a really friendly and professional way and the most important thing for me was that Emma was contactable outside of normal hours. If you look on Rightmove you'll always see that the best photos are Edwards and Gray properties. Definitely recommend

The team, and Neil in particular, are dedicated and committed.
