20th Mar 2024 (9 weeks ago)I've been a tenant with them for 4 years, the flat in the beginning was really good, obviously with time it gets worse so maintenance from them wasn't really good. Also communication was slow sometimes takes more than a week to sort out issues. At the end of the tenancy we made sure that the flat was super clear because we don't want to cause any issues but as mentioned from other people we also got charged 90£ for cleaning services. Apparently they found some spider webs in one of the rooms and a bit of dust in the other. Tried to explain that after 4 years in there that is a very good condition flat but no one listens, our cleaning standards are low and don't match with theirs. Be aware of this agency as everything looks ok in the beginning but after a bit they care only for the rent payments every month.

9th May 2024 (10 days ago)We have the lovely Jenna looking after us as we just moved into our beautiful flat. Any issues we’ve had Jenna has got it sorted really quickly with the landlord and she also replies to our emails straight away. I’m really grateful for her.
1st Mar 2024 (11 weeks ago)Arranged to view and flat with this estate agent. Called just before setting off on the hour journey to confirm it was still going ahead, they confirmed it was. Get to the property and no one turns up. Call them and they say it has been sold and emails were sent. A huge waste of time and money having booked time off work. Surely worth a phone call to tell me it had been cancelled after they had confirmed just an hour before that it would go ahead?

Their level of service consistently went above and beyond what could have been expected. The whole team was unfailingly polite and ready to provide information throughout the process. Would definitely recommend.

24th Mar 2024 (8 weeks ago)I called on Friday to enquire about a viewing and the woman I spoke to couldn’t have been more rude. It was obvious that on that day the last thing she wanted to do was work. All she did was give me snappy responses and when she finally did mention I could go and see the house at 11:30am on Saturday, she then snapped again saying ‘well you need to complete the form I’ll send you really quick otherwise someone else will take your spot’ and then she proceeded to say that it will be a block viewing so I asked if it’s possible to perhaps arrange a private viewing as I wasn’t particularly keen on a block viewing and she hang up on me straight away?? If this is how your agents behave and speak to customers then I really wonder how you manage to sell or let anything. Wouldn’t recommend and I’d avoid any future property listings if I will see your name on it.

11th May 2024 (8 days ago)Bad experience. Booked an appointment to view a property but no one showed up at the location; Tried reaching over mobile but unanswered. The whole family had to wait and have returned without viewing.
4th May 2024 (15 days ago)3 Hillfoot walk, Hulme bought with help of C&R property. Finally yesterday got house key. Previous landlord wasn’t left as habitable house. Most of things including boiler are broken. Carpet, door, swing even garden artificial grass was missing. I hope C&R property will take steps for resolving.

21st Feb 2024 (13 weeks ago)The team were very pleasant to work with but some points for improvement include: 1. The initial valuation was quite far off what the property ended up selling for. This was because it was based on sold prices in the local area of quite different houses. 2. The opening photo for our property on Rightmove had 9 bins in it - it would’ve been a good idea to move them/ask for them to be moved before the photos were taken. 3. An agent was sent to do a viewing on her last day in the job and told the viewer this and didn’t seem motivated to sell the property.
1st May 2024 (18 days ago)Arc were confident of getting a sale for the price they valued our property at, however, the price of our property was clearly overvalued to get our custom. We have since sold our property for £15k lower than they said with another estate agent.
18th Mar 2024 (9 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
