I really appreciate you letting us know that it had come back on the market and then all the liaising and chasing that went on so we could complete in a short timescale. It was such a friendly but professional service, which made everything so much less stressful.
15th Apr 2024 (22 weeks ago)If I could leave 0 I would. The type of agency to be kind to your face but really will bully/ trick you for money. They recently forced a tenant into situation where they would be homeless by getting new tenants to sign a contract for the property when current tenants did not confirm a date to move out or that they were happy to proceed (this is before original tenancy was completed). Then they proceeded to mock and gaslight the tenant for being scared of homelessness. They also overcharged the landlord. Not to be trusted. Terrible service.
8th Dec 2021 (2 years ago)Engaged with Thomas Kear to help with the conveyancing for a purchase on my new property and he was very helpful by suggesting simply. Once I was working with the chosen solicitor he stayed in touch throughout the process to help hurry them along to ensure it made it to completion. Wouldn’t of got in before the stamp duty deadline if it wasn’t for his help.
10th Aug 2024 (6 weeks ago)The entire team is highly unprofessional and uninformed. They do not care about your time or effort. The agents are uninformed even about the basic details about the flat like the area measurements. We had a very unpleasant experience with them recently and would not suggest going for this viewing company.

30th Jul 2024 (7 weeks ago)Just walked by yesterday to enquire about a property that was a really good price , and within 24 hours I had the broker explain all my options and what I could borrow and Maria, was really helpful in terms of advice and viewing the property, customer service was fantastic and I would highly recommend
5th Jul 2024 (11 weeks ago)We bought our house through Reeds Rains Catford earlier this year. I would not recommend them to anyone. Being rude and pushy to anyone during this process shouldn't be ok, whether it's the buyer/seller/other estate agents involved or solicitors. The whole experience of buying through Reeds Rains was horrible, from the start to finish. If it wasn't for the fact we wanted the house so much we would have walked away based on our experience with this agency.

23rd Jul 2024 (8 weeks ago)I viewed two rental properties with Mohammed, the first one had a previous pest problem and when I asked for the documentation from pest control to show the relevant work was completed I was told they could not provide it. (Ripon road) - Still available. The second property is on Shorndean street, I was the first person to view and as soon as I left I called the office to make an offer and was told I’d receive a call back, they never called back. I chased them and was told someone else had put in an offer so I couldn’t. Weeks on this property is still showing as available and every time I call Mohammed either avoids me, or has said I cannot offer as other offers are going forward. (Even though I was the first to view it and call) As an estate agent myself I can’t seem to understand why they will only put forward one offer as they are legally obliged to put all offers forward fairly. I will be making a formal complaint against them to the property ombudsman.

31st Jul 2024 (7 weeks ago)AVOID RENTING PROPERTIES WHO ARE MANAGED BY RESIDENZA TOOTING AT ALL COSTS. I lived in a property for 18 months and they tried to take 2k from our 4k deposit for absolutely ridiculous reasons (e.g. saying it would cost £180 to paint a mark on the wall that was already there when we moved in). We fought it and the amount got reduced to £340. They are THE WORST estate agents I have ever dealt with, so slow to fix anything that went wrong and they are so rude. Absolute crooks. AVOID. And in response to your response: There was absolutely nothing in the contract about changing the names and people moving out and in. If you didn't like it, you should think about putting that in your original terms, not illegally changing it halfway through because you can't be bothered to complete the name changes on the agreement. We also asked for 4 name changes in 18 months, not 8 - another complete lie, and that's not abnormal in a large house of young professional sharers with changing circumstances. The deductions did not equate to £1000, that is a lie. They equated to £340 and I happy to upload that evidence, which means you tried to take us for approximately £1,560 worth of damage that was either there when we moved in or was a complete lie (i.e missing bin from front of house, the bin was there and was photographed). I'm very glad you brought up the stained mattresses as that was one of the biggest costs that was overturned as we had photo evidence that the mattresses were stained on check in - pretty disgusting. I stand firm in that you are 100% the WORST estate agents I have ever dealt with and the fact that you are continuing to lie solidifies my opinion. I didn't move out because I was living with 3 friends and having a great time, I wasn't going to let a slow response for repairs turf me out of what was my home, and that's ludicrous that you would even suggest that. However, if I had known you were going to try and rob us for almost 2k I would have acted differently. Sort yourselves out. And a big warning to anyone moving into a property managed by them, please please make sure you photograph absolutely everything upon check in otherwise I have no doubt they will do the same to you.

24th Jun 2024 (12 weeks ago)At the end of 2023, I was looking to move more centrally to rent for a period after selling my flat. I only viewed one flat, which is the one Mark showed me, as I immediately lovely it and he was super helpful and the process from then on was seamless. Any queries I had at the beginning of my move were answered fully and speedily and any issues arising during the tenancy that required the attention of the landlord (through the managing agency AW Childs) have been dealt with appropriately. Moving from owning a property to renting one is a change, and the overall professionalism of AW Childs has made this a good experience for me.- 23rd May 2024 (17 weeks ago)5 star service from David at SLM, thank you for helping us find our new home, I recommend it.

3rd Aug 2024 (7 weeks ago)Rubbish for sales. Called for a viewing which got cancelled and rescheduled twice. This took so long that when the day of the viewing arrived, the property already got an offer and they cancelled the viewing 2h before it was supposed to happen. All the employees seem very young and not experienced in sales.

5th Sep 2024 (14 days ago)Matt was wonderful in helping us find the perfect buyer for our property. His knowledge of the market was great which led to us not only achieving a great price for our home, but this also happened within two weeks. Everything he said would happen, came to pass. This meant we could act fast once we found our next home. He was swift with communication, and even offered advice on our search and the wider buying/selling process. If we had any questions, we knew we could simply drop him a text and receive an answer in a short amount of time. Given his history at local estate agencies too, it meant he had a great network of professionals who he could recommend, such as solicitors and removal people. Would definitely recommend Goatley Hirst.

15th Apr 2024 (22 weeks ago)I contracted Davis & Gibbs to deal with the sale of my ex-rental studio flat in Kennington. Callum Brook was professional, realistic and really helpful throughout the process. As I no longer live in the UK, he sent me pictures of the flat, advised on which repairs were worth doing, got the meter readings, checked for mail, gave advice on how to deal with the formalities, etc. Nothing was too much trouble. Very shortly after the flat went back on the market (within about 10 days, I think), Callum got me an offer very close to the asking price which I was happy to accept, and the sale was completed recently. I am delighted with this result, especially at a time when the housing market is so unpredictable. I would not hesitate to use Davis & Gibbs again.
