18th Oct 2024 (15 days ago)I have given 5 stars because from start to finish the sale of my property went very smoothly. My first contact at Cockburns Estate Agents was Rob who found a buyer for my property almost immediately, unfortunate that buyer had to pull out of the sale but Rob found another buyer almost immediately. Cathy was the next person and she kept me up to date at all times. At one point I needed a contractor to remove an old unused asbestos pipe and when I mentioned it to Cathy she gave me the name of a contractor. All in all when I sell my next property I will be using Cockburn Estate Agents again.

Ben and his team kept me informed throughout the viewing process, and they managed to secure a buyer in less than two weeks. The communication with Pedder was very smooth. I highly recommend their services.

18th Oct 2024 (15 days ago)Unfortunately, we were unable to sell our house. Our experience was impacted when our main estate agent unexpectedly left the business, and we were not informed until we noticed they had left our group chat and we had to enquire about what was going on. Communication and follow up with potential buyers was lacking, and we frequently had to chase for updates. Additionally, we were tied into a 12-week contract and ideally we would have switched earlier. We’ve now decided to list with a different estate agent that doesn’t lock clients in.
23rd Jul 2024 (15 weeks ago)I viewed two rental properties with Mohammed, the first one had a previous pest problem and when I asked for the documentation from pest control to show the relevant work was completed I was told they could not provide it. (Ripon road) - Still available. The second property is on Shorndean street, I was the first person to view and as soon as I left I called the office to make an offer and was told I’d receive a call back, they never called back. I chased them and was told someone else had put in an offer so I couldn’t. Weeks on this property is still showing as available and every time I call Mohammed either avoids me, or has said I cannot offer as other offers are going forward. (Even though I was the first to view it and call) As an estate agent myself I can’t seem to understand why they will only put forward one offer as they are legally obliged to put all offers forward fairly. I will be making a formal complaint against them to the property ombudsman.
5th Jul 2023 (1 year ago)Initial advice maybe didn’t work out so well to market before Xmas and at higher price not so worth it, however I appreciate the ‘don’t ask don’t get’ approach. From there the comms were strong and the handover from sales to after sales was seamless. Always a stressful process, but could see the effort being put in to drive process and the patience when it got stressful was impressive

They are an excellent Estate Agent and we would award them 10 stars if it was available.

They are friendly and hard workers. Who else can help you at 9pm when you have an issue?? :)) Definitely it will be Malay and Mansi. They are always happy to help, they are incredibly good with people and has a knack for matching the tenant with the owner…. making it the perfect fit for a property.

8th Oct 2024 (25 days ago)Second time of appointing Freeman and Gray to sell a house for me and couldn't be more pleased with the outcome. A quick sale sale was required and Jason found me the perfect buyer and negotiated an acceptable price and the sale completed in record time. What I particularly liked was that they do not try to lock you in to a lengthy contract like nearly all other agents do. Would definitely use them again in the future.
16th Sep 2024 (7 weeks ago)As a seller, initially things were fine. However, as soon as an offer was put in and accepted by us, the experience with Expose turned quite sour. We continually felt that Expose were working for the buyer and representing their interests at all times and not representing the seller at all. Communication was particularly poor. I had to continually chase for information which should have been passed to me as a matter of course. We allowed Third party surveys to be carried out by the buyers. Very little feedback was obtained from these and on one occasion an illegal gas disconnection was performed without informing us-the property owners! A hugely disappointing experience. Even the final completion process was cocked up and yet again no communication from Expose. Avoid!
5th Jul 2024 (17 weeks ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
